LVP or Engineered Hardwood in Central Florida? Start With the Humidity
Every flooring question in Central Florida comes back to the same thing sooner or later: moisture. Not flooding — just the ordinary, everyday humidity that comes with living between Clermont and Winter Garden, and the concrete slab most homes here are built on. Get that part right and almost any floor will last. Get it wrong and even an expensive floor will tell on you within a year.
Most homes here sit on a slab, and that changes the answer
Slab-on-grade construction is the norm across Lake and Orange County. Concrete keeps taking on and releasing moisture long after it has cured, and a slab sitting on damp Florida ground never really stops. That is why the first thing an installer should be doing is testing the slab — not picking the color.
It is also why traditional solid hardwood is a hard fit for a slab home. Solid wood is designed to be nailed into a wood subfloor, and there is nothing to nail into. Gluing the least dimensionally stable product directly to the dampest surface in the house is a gamble, not an installation method.
What humidity actually does to wood
Wood is hygroscopic: it takes moisture out of the air and gives it back, and as it does, it moves across the grain. In a house where the air conditioning runs hard through August and gets set back whenever nobody is home, that cycle repeats all year long. Gaps open in winter, boards tighten in summer.
Solid hardwood moves the most. Engineered hardwood — a real wood wear layer over a cross-laminated core — moves considerably less, because each layer is oriented against the one beneath it. That is the whole point of the construction, and it is why engineered is the version of real wood that belongs in a Florida slab home.
Where luxury vinyl plank wins
LVP does not absorb water at all. That makes it the straightforward choice for bathrooms, laundry rooms, kitchens, and any living area that opens onto a lanai or a pool deck. If a hose, a dog, or grandkids are part of daily life in that room, vinyl stops being the compromise and starts being the correct answer.
One caveat worth knowing, because it is the one people get surprised by: vinyl does not respond to humidity, but it does respond to temperature. A wall of west-facing glass in a room that is not conditioned year round will move a plank floor. Expansion gaps at the perimeter are not optional, and a floor run tight to the baseboard in a Florida room will eventually show you why.
Where engineered hardwood still wins
If you want real wood — real grain, real depth, and depending on the thickness of the wear layer, a floor that can be refinished rather than replaced — engineered hardwood delivers it in a form that suits the way houses are built here. It can be glued or floated over concrete with the right moisture barrier, and it tolerates the seasonal swing that would open gaps in a solid floor.
A short way to decide
- Water shows up regularly — bath, laundry, kitchen, pool door: choose LVP.
- Seasonal or second home where the AC gets set back for weeks at a time: LVP or engineered, not solid.
- You want real wood and the room is conditioned all year: engineered hardwood.
- Slab home, which is most of them here: engineered or LVP. Solid hardwood belongs over a proper wood subfloor.
